Tenancy deposits are capped at 5 weeks' rent for properties where annual rent is under £50,000, and 6 weeks' rent for properties over £50,000. Holding deposits to reserve a property are capped at 1 week's rent. If rent is more than 14 days overdue, we charge interest at 3% above Bank of England base rate. Changes to your tenancy agreement (e.g., adding a tenant) cost up to £50. Lost keys or security devices are charged at actual replacement cost plus an admin fee of £50.

Reporting maintenance issues via your street account is the best way to track and progress maintenance. However you can also contact us by phone on 01525 402266, or by email to lettings@orchards.co.uk. We'll log it immediately and arrange a fix. Emergency issues (heating, water, electrics) are prioritised.
Standard notice is two months in line with your rent due date. Submit your notice to vacate via our online form or in writing to our lettings team. We'll confirm receipt and walk you through the move-out process.
We'll arrange a final inspection, document the property condition, and process your deposit return within the legal timeframe (usually 30 days). Any deductions will be itemised and explained. You'll receive a detailed move-out report.
You can request permission to keep a pet, and your landlord must consider the request reasonably.
Some properties may have practical restrictions, such as lease terms, building rules or suitability for the type of pet, but we’ll help you understand the position before you apply.
What is a APT? (Assured Periodic Tenancy)
Under the Renters’ Rights Act, private rental tenancies will no longer be fixed-term Assured Shorthold Tenancies. Instead, they will run as periodic, or “rolling”, tenancies.
This means the tenancy continues from one rental period to the next, unless the tenant gives notice or the landlord uses one of the legal grounds available to end the tenancy.
