The services in detail;
1) Listings include Rightmove.co.uk - Onthemarket.com - Residentialpeople.com - Facebook Market Place & Our Own Website.
2) Photos and Floorplans - Up to 15 photos taken and professionally edited & a 2D or 3D Floorplan
3) Video Tours - *When included at time of photos - Walking tour with commentary and/or music.
4) Tenant Referencing – Our referencing will obtain references from their current letting agent, and employer, and will ask the tenants to individually provide evidence of their income
5)Anti-Money Laundering & Right to Rent – We will undertake anti-money Laundering assessment & Right to rent checks – ensuring they have the legal right to reside in the UK and that they are not classified as a politically exposed persons
6)We will create an AST in line with current regulations – with details to be provided by the LL. This will also include the service of Government Supplied How to rent guide and Tenancy Checklist – the LL must supply us with an up to date EPC, Gas Safety Certificate and Inventory.
7)Deposit Registration & Prescribed information – We will take receipt of the deposit and register it with the TDS as part of our Insured scheme and retain the deposit in our client account which is registered with Safe Agent and protected by Client Money Protection insurance. We will provide the tenant with the prescribed information as required.
8) Accompanied Viewings - Keys collected within 3 mile radius of property. - Charged a a flat fee of £150
9) Professional Inventory including full colour photography and detailed description of condition and property schedule
10) Check in appointment including serving all relevant paperwork, smoke alarm compliance check (within 10 miles of office otherwise additional charges may apply) and final compliance checklist.
INVOICES WILL BE PRODUCED AND BECOME DUE AT DIFFERENT TIMES DEPENDING ON THE SERVICES DUE. FOR EXAMPLE, PAYMENTS ARE DUE UPFRONT IMMEDIATELY FOR SERVICES SUCH AS PHOTOS AND FLOORPLANS.
