BUY-TO-LET ADVICE: WHERE TO BUY

In the third of our blogs on buy-to-let advice, we guide you on ‘where’ in Bedfordshire to buy your investment property.

As discussed in the last edition, ‘What to Look For’, knowing your target tenant, and your own goals, is first and foremost. We recommend the following areas, for particular demographics, and different purposes:

Towns

e.g., Ampthill, Flitwick

Ampthill – where our office is located – and Flitwick are both popular towns due to their connection to larger towns and cities such as Bedford itself, Milton Keynes, and London. They appeal not only for commuting, but because they provide a wide array of amenities, good schooling, and ample employment opportunities. Although a village, Barton is also one to include for amenities and employment.

Villages

e.g., Steppingley, Maulden, Clophill, Silsoe

The surrounding villages afford a slower, calmer way of life. The bustling towns mentioned may not attract a slightly older generation, those who enjoy the peace and quiet of rural life, or who appreciate the outdoor space that often comes with a house in the countryside. With the shift to home working, access to a station may be further down the list.

When considering properties in towns vs. in the villages, Ampthill and Flitwick may draw higher monthly rents, however, the yield may be lower when taking asking prices into account. Owning a property in a historic or favoured area will cost a premium, yet it will offer consistent capital appreciation for the same reasons.

Freehold/Leasehold

Another important factor in purchasing for investment is whether the property is freehold or leasehold. Most flat developments will be leasehold, thus incurring a service charge and ground rent. Occasionally, houses may also be subject to ground rent. When budgeting, verify if the development is liable for regular charges for communal areas, upkeep, insurances, etc. For example, a cluster home in Flitwick will likely present a better yield than a leasehold home in Ampthill, owing to the costs associated with the lease terms.
